ADLER BED & BREAKFAST Terms and Conditions

Thank you for reading and complying with the Adler Bed & Breakfast Terms and Conditions, which are intended to ensure a peaceful and safe stay at the Hotel.

Reservation Policy

Guests may book accommodation under the following terms by phone, email, or through the website adlerhouse.pl. Reservations may also be made through third-party intermediaries, such as Booking.com, subject to the conditions specified in their offers.

Types of Reservations

a) Flexible Rate – reservation with free cancellation up to 3 days before the scheduled arrival date.

A 100% prepayment is required to guarantee the reservation. If the reservation is cancelled up to 3 days before arrival, the prepayment will be refunded. Failure to make the prepayment within the required timeframe will result in the automatic cancellation of the reservation.

b) Non-Refundable Rate – reservation without the possibility of a free modification or cancellation.

Hotel Check-in and Check-out

Check-in: from 3:00 PM
Check-out: until 11:00 AM

If a Guest fails to check out by 11:00 AM and has not arranged a late check-out with the hotel reception, a fee of PLN 50 will be charged for each additional hour of stay.

Baby Cots

Baby cots for children up to 3 years old, including a duvet, pillow, sheet, and mattress, are provided free of charge upon request.

The Hotel provides the duvet and pillow only if such a request is made by phone or email no later than 12:00 PM on the day the reservation begins.

Room Registration Rules

General Provisions

These Terms and Conditions define the rules for providing accommodation services, the responsibilities of the parties, and the rules governing stays at properties managed by ADLER BED & BREAKFAST. These Terms and Conditions form an integral part of the agreement concluded with the Guest at the time of booking, payment of a deposit, security deposit, or the full amount due for the stay.

The applicable currency is the Polish Złoty (PLN).

In the case of card payments, the Service Provider processes the following data:

  • Payment card name;
  • Payment card number;
  • Card expiration date (month/year);
  • CVV code;
  • Transaction amount.

Early Check-in

Early check-in is available from 12:00 PM for an additional fee of PLN 30. The fee must be paid before arrival at the property.

Late Check-out

Requests to extend a stay beyond the reservation period must be submitted by 10:00 AM on the departure day. We will accommodate extension requests subject to availability.

Late check-out is available until 2:00 PM for an additional fee of PLN 30.

Refusal of Check-in

The Hotel may refuse accommodation to a Guest who has seriously violated these Terms and Conditions during a previous stay, particularly by causing damage to hotel property, the property of other Guests, or injury to another Guest, a Hotel employee, or other persons staying at the Hotel.

The Hotel may also refuse accommodation to minors, intoxicated persons, or persons under the influence of narcotic substances.

Withdrawal from the Agreement and Cancellations

Pursuant to consumer rights legislation, the right of withdrawal does not apply to accommodation services provided on a specified date.

In the event of cancellation less than 14 days before arrival, the full amount paid is non-refundable.

Refunds will be made using the same payment method within 7 days.

Personal Data Protection

Personal data is processed in accordance with the GDPR solely for the purpose of performing the contract.

Guest Responsibility

The Guest bears full financial responsibility for any damage to or destruction of the Hotel's furnishings, equipment, or technical devices caused by the Guest or their visitors.

In the event of a breach of these Terms and Conditions, the Hotel may refuse to continue providing services to the offending person. Such person shall immediately comply with the Hotel's requests, settle all outstanding charges, pay for any damages, and leave the Hotel premises.

In the event of inappropriate behavior toward other Guests or Hotel staff, including the use of offensive language, verbal threats, or physical violence, the Hotel reserves the right to shorten the Guest's stay and remove them from the Hotel. Guests must leave the premises immediately.

Whenever leaving a room, Guests should, for safety reasons, switch off the television, turn off lights, close water taps, and ensure the room door is locked.

The Hotel has a statutory lien over items brought into the Hotel by the Guest in the event of delayed payment for accommodation or unpaid service charges.

For safety reasons, the use of roller skates, inline skates, scooters, bicycles, skateboards, Segways, and similar devices inside the Hotel building is prohibited.

Return of Forgotten Items

Personal belongings left in hotel rooms will be returned to the Guest upon request at the Guest's expense and to the address specified by the Guest.

If no instructions are received regarding the return of the items, the Hotel will store them for one month. After this period, ownership of the items shall pass to the Hotel.

Complaints

Guests have the right to submit complaints regarding deficiencies in the quality of services provided.

All complaints should be submitted by email to: biuro@adlerhouse.pl.

Complaints should be submitted immediately after the issue is identified.

A response will be provided within 14 calendar days.

Safety and Health Regulations

Smoking tobacco products and electronic cigarettes is prohibited in all hotel rooms and throughout the property.

A cleaning fee of PLN 750 will be charged to any Guest who smokes tobacco products or e-cigarettes in a room.

If a fire alarm is triggered due to the Guest's actions, including smoking cigarettes, e-cigarettes, or other inappropriate conduct, the Guest will be liable for any fine imposed by the fire department.

Dangerous materials, including weapons, ammunition, flammable substances, explosive materials, and pyrotechnic products, may not be stored in hotel rooms.

Solicitation and sales activities on Hotel premises are prohibited.

Excessive noise, unpleasant odors, and any behavior that disturbs, harms, or annoys other Guests are prohibited.

In the event of inappropriate behavior toward other Guests or Hotel staff, including offensive language, verbal threats, or physical violence, the Hotel reserves the right to shorten the Guest's stay and remove them from the Hotel.

Guests may not make any alterations to hotel rooms or their furnishings, except for minor repositioning of furniture and equipment that does not affect functionality or safety.

For fire safety reasons, the use of heaters and similar devices not provided as part of the room equipment is prohibited. This restriction does not apply to chargers and power adapters for electronic devices.

The entire property is monitored by CCTV.

Quiet Hours

Quiet hours are observed from 10:00 PM until 7:00 AM.

Accessibility Information

The lobby and public areas are not adapted for wheelchair users.

We do not offer rooms specifically designed for guests with disabilities.

Please contact the Hotel directly for further information.

Pet Policy

The Hotel accepts dogs and cats.

Guests are requested to inform the Hotel by phone or email before arrival if they are bringing pets.

No fee is charged for pets staying in guest rooms.

Pets are not permitted in areas where meals are served.

These rules do not apply to guide dogs, which are not considered pets.

Dogs must be kept on a leash and wear a muzzle in public areas of the Hotel.

Security Deposit and Card Payments

A security deposit may be collected to secure the Lessor's claims.

The deposit may be collected through a payment card pre-authorization.

If damage is identified, the Lessor has the right to charge the Guest's payment card for repair costs in accordance with the regulations of the relevant payment organization.

The deposit will be refunded using the same payment method used for payment.

Payment Rules

All payments for additional services must be made through a payment link sent to the email address provided by the Guest during the reservation process.

Payments may be made via BLIK, debit card, or credit card.

REGULATIONS FOR THE PAID PASSENGER CAR PARKING AREA

The parking area forms an integral part of the Hotel.

By entering the paid parking area, every vehicle user accepts these Regulations and undertakes to comply with them.

The parking facility is paid. The parking fee is PLN 35 per day.

The parking area operates 24 hours a day, seven days a week.

Leaving a vehicle in the parking area does not constitute a vehicle storage agreement within the meaning of Article 835 et seq. of the Polish Civil Code.

By leaving a vehicle in the parking area, the vehicle owner merely rents a parking space of their choosing.

Parking barriers, gates, and fencing serve solely to prevent use of the parking facility without payment.

The Hotel is not liable for loss of or damage to vehicles parked in the parking area, nor for items left in or outside such vehicles.

Vehicles transporting hazardous materials are strictly prohibited from entering the parking area.

Regardless of any safeguards used, every vehicle owner, including those transporting hazardous materials, is liable for any personal injury or property damage caused by the vehicle's presence in the parking area.

Parking users must comply with all vertical and horizontal road signs and follow the instructions of Hotel staff and security personnel.

The parking area is continuously monitored to verify compliance with these Regulations, particularly regarding parking use and payment obligations.

CCTV recordings may be used as evidence in legal proceedings against users who fail to comply with these Regulations.

While parking, drivers must pay particular attention to neighboring vehicles and park within designated parking bays without obstructing parking space markings.

The following activities are prohibited within the parking area, access roads, and exit roads:

  • Repairing vehicles;
  • Washing or vacuuming vehicles;
  • Replacing or topping up operating fluids, including coolant, fuel, or oil;
  • Parking on access roads or in a manner that obstructs other users;
  • Driving around the parking area for purposes other than parking or exiting;
  • Conducting trade, services, or commercial activities without the Company's consent.

Parking users are required to:

  • Keep the parking area clean;
  • Comply with fire safety and sanitary regulations;
  • Follow the instructions of Hotel employees, service staff, and security personnel responsible for safety and order.

If a vehicle is parked in violation of these Regulations and directly affects the safety of persons or property, the parking user agrees that the vehicle may be towed to a location designated by the Hotel.

Towing shall be at the parking user's expense and risk.

Parking a vehicle in a manner that occupies two parking spaces by covering parking lines will result in a parking fee charged at double the standard rate.

The vehicle user is liable for any damage caused to the Hotel or third parties in or around the parking area in accordance with the general provisions of the Polish Civil Code.

ADLER HOUSE (Nad Jasieniem) Terms and Conditions

Thank you for reading and complying with the Adler House (Nad Jasieniem) Terms and Conditions, which are intended to ensure a peaceful and safe stay at the Hotel.
